Simons Developments, as part of Simons Group, have multi-disciplinary skills with a strong and experienced construction capability which enables us to deliver optimum and least cost development solutions. Simons has adopted this approach over many years and has broad knowledge and experience of working successfully in partnership with local authorities, landowners and other statutory stakeholders. The success of this approach is evident by the continued repeat business the company has enjoyed with both operators and other key stakeholders. We have carried out many mixed use retail lead schemes on sites owned by private company’s and owned by local authorities and even in recent challenging times remain very active as can be demonstrated by our workload portfolio with a number of projects currently on site.

We have an enviable track record and can demonstrate a history of building strong relationships, in delivering complicated schemes that include land assembly. Our experience in addressing these schemes has meant that we have needed to deal with challenging planning arguments, significant highways solutions and associated due diligent work that allows us to de-risk the project for all concerned.

In terms of new opportunities we are keen to talk to Agents, Landowners and Local Authorities to discover ways of maximising potential of their land ownership. We will consider well located sites from 1 acre upwards for our retail and mixed use schemes that have proved so successful.

Our current development pipeline under legal contract is in excess of £100m and have the necessary resources, experience and expertise to be able to maximize a sites value and quickly complete our developments. We have a proven track record of successfully working collaboration with national retailers, food and non-food to deliver their new space requirements.

Site Size: 1 – 20 acres
Use: All opportunities suitable for retail, logistics, PRS and student developments considered.

We make sure that our schemes are well-conceived and well-let in order to ensure that they remain financially attractive. This often means that we must carefully balance needs and demands so that the end-product is not only right for the local community but that it's also profitable and able to meet partner performance requirements. Our facilitation skills allow us to bring each party together to resolve timescales and budgets realistically and openly.

Simons completes a range of projects from complex town centre schemes to stand alone owner occupied facilities. The mechanisms by which each project is financed will vary from project to project, however our role in the financing will largely be focused on the early stages.

Simons does not have debt, either short or long-term; and this is a fundamental plank of its business philosophy. As a result we have relationships with some of the UK's most well known and well established Pension Funds who buy our projects at an early stage and then finance the various elements of the delivery. Funds with whom we have completed projects include:
